In our experience here in Maine, commercial hospitality financing can take anywhere from 90-120 days. And commercial rates are still fairly low, between 4.5-5%.
When does Maine’s tourism “season” kick off? Memorial Day weekend! That’s just shy of 120 days from now. A buyer would be in place in time for the start of the season (and revenue) and not carry the mortgage in the typically slower months (if open year round) or when closed (if seasonal). If you can’t make it in by Memorial Day weekend, there’s typically a lull after Memorial Day weekend into early to mid-June. The top of the tourism rollercoaster in most of Maine is July 4th, then it’s a crazy busy ride, often until Columbus Day!
Of course transfers do take place in the midst of the ride, and it does take some goodwill and coordination between buyer and seller to facilitate a smooth transition for all parties (including guests), but working with an experienced broker who’s been an inn buyer and seller certainly helps!
